Is Your Rental Ready for Storm Season? A Hervey Bay Landlord's Checklist
There's nothing quite like a Fraser Coast summer. Long beach days, the smell of sunscreen, and then, right on cue at about 3pm, a big black cloud rolling in over the Bay. Queensland's storm and cyclone season officially runs from 1 November to 30 April, and here in Hervey Bay we know a wild afternoon storm can turn up with very little warning.
The good news? A little bit of preparation now saves a whole lot of stress (and money) later. Here's our practical, no-fuss checklist to get your rental property storm-ready before November.
1. Clear the gutters and downpipes
Blocked gutters are one of the most common causes of water getting in where it shouldn't. Leaves, sticks and the odd tennis ball can build up quickly, and when a heavy downpour hits, the water has nowhere to go but over the edge, into the eaves or back under the roof.
- Book a gutter clean before the storms really kick in.
- Check downpipes are connected and draining away from the house.
- Look for rust spots or sagging sections that might need repair.
2. Check the roof
You don't need to climb up there yourself (please don't!), but it's worth having a qualified roofer take a look for loose or cracked tiles, lifting roof sheets, rusted screws and tired flashing. A small fix now is far cheaper than a ceiling repair after water damage.
3. Trim trees and tidy the yard
Overhanging branches near the roof, power lines or fences can cause real damage in strong winds. Have a qualified arborist trim anything that looks risky, and make sure the yard is clear of loose items that could turn into flying objects.
If yard maintenance is part of your tenant's responsibilities under the lease, a friendly reminder about securing outdoor furniture, trampolines and bins goes a long way. Bigger jobs like tree lopping are usually the owner's responsibility, so it pays to plan ahead.
4. Look at windows, doors and seals
Check that windows close and lock properly, screens are secure and door seals are in good shape. In Queensland, rental properties must meet minimum housing standards, which include being weatherproof and structurally sound, so these checks aren't just good practice, they help keep your property compliant.
5. Review your insurance
Storm season is the perfect time to pull out your landlord and building insurance policies and give them a proper read. Every policy is different, so check what's covered for storm, flood and water damage, whether loss of rent is included, and that your details are up to date. If you're unsure about anything, speak directly with your insurer or broker.
6. Know how emergency repairs work
Under Queensland tenancy law, "serious storm, fire or impact damage", flooding, serious roof leaks and dangerous electrical faults are all classed as emergency repairs. Every tenancy agreement must list a nominated repairer and their phone number, and state who the tenant's first point of contact is.
If a tenant can't reach the emergency contact within a reasonable time, the tenant can arrange a suitably qualified repairer themselves, up to a maximum of four weeks' rent, and then ask the owner to reimburse them. That's why it's so important to have reliable, local tradies lined up and contact details up to date before the season starts. You'll find the full list of emergency repairs on the Residential Tenancies Authority (RTA) website: rta.qld.gov.au.
7. Help your tenants be prepared too
A well-prepared tenant is your property's best friend during a storm. We share simple tips with our tenants each season, such as:
- How and who to contact for emergency repairs, day or night.
- Bringing in outdoor furniture and securing loose items when a storm warning is issued.
- Taking photos of any damage (safely!) so it can be reported quickly.
- Keeping an eye on official warnings from the Bureau of Meteorology and local updates from the Fraser Coast Regional Council.
How we look after your property in storm season
At Home In The Bay, we don't do individual property manager portfolios. Our whole team knows every property we look after, so if a storm rolls through on a Friday afternoon, whoever picks up the phone already knows your home, your tenant and your trusted tradies. No waiting for "your" property manager to get back from leave.
Our routine inspections are a great early-warning system too. We keep an eye out for blocked gutters, overhanging trees and little leaks before they become big problems, and our entry condition reports include 360° photos, which give a clear, detailed record of the property if you ever need to make an insurance claim.
And because we don't just put a tenant in a property, we find the right tenant for the property, you're far more likely to have someone who reports issues early and looks after your investment like it's their own.
